IBHS Wildfire Prepared Home: Make Your Mitigation Count

Hardening your home against wildfire is worth doing for safety alone. Documenting that work may also help an insurer understand your property — especially in Truckee and Tahoe, where wildfire exposure limits coverage options.

IBHS Wildfire Prepared Home is an independent designation built around research-based steps to reduce ignition risk. It does not guarantee a policy, discount, renewal, or removal from the FAIR Plan.

THE ESSENTIALS

What should you focus on?

The first five feet

Keep the zone immediately around the home and decks noncombustible. Move woodpiles, mulch, and combustible storage away from the structure.

Roof, vents & gutters

Check roof condition and Class A rating, clear debris, and address vents and openings that can admit embers.

Decks, fences & buildings

Look at fuel beneath decks, attached combustible fencing, and nearby sheds or other structures.

This is a quick starting point, not the full IBHS checklist. Review the current program requirements before applying.

LOCAL HELP

In Truckee? Start with Truckee Fire.

Truckee Fire Protection District offers defensible-space inspections and guidance for homeowners pursuing wildfire mitigation and the IBHS designation. It has also offered application-fee reimbursement for homeowners who earn the designation. Confirm current eligibility, funding, and district boundaries directly with Truckee Fire.

THE INSURANCE SIDE

Finish the work. Then revisit the market.

Save before-and-after photos, inspection reports, invoices, and any IBHS documentation. Some carriers consider verified mitigation in underwriting or pricing; others may not. A new review can be worthwhile if you were nonrenewed or currently rely on FAIR Plan + DIC.

A local example, not a guarantee: Truckee Fire reported that mitigation at a Serene Lakes home helped open another insurance option. Your results will depend on the property and current carrier rules.
